How much stamp duty will I pay in 2025?
Standard SDLT bands (England/NI): 0% on first £125,000; 2% on £125,001–£250,000; 5% on £250,001–£925,000; 10% on £925,001–£1.5M; 12% above. First-time buyers pay 0% on up to £300,000 (property ≤ £500,000).
What is the first-time buyer stamp duty relief?
First-time buyers pay 0% on the first £300,000 and 5% on the portion between £300,001–£500,000. Relief is withdrawn entirely if property price exceeds £500,000, meaning standard rates apply to the full price.
How much extra stamp duty for a second home?
Additional residential properties attract a 5% surcharge on top of standard SDLT rates across all bands. This applies to buy-to-let, second homes, and holiday homes. From October 2024, the surcharge rose from 3% to 5%.
Is stamp duty the same in Scotland and Wales?
No. Scotland uses Land and Buildings Transaction Tax (LBTT) and Wales uses Land Transaction Tax (LTT) — both with different thresholds and rates. Our calculator covers England and Northern Ireland only.
